Derek Allen is an investor in poorly managed real estate and businesses with growth potential. He contacted a realtor who is selling a gay club.
Today, Derek is meeting Justin Jett at the club for a walkthrough and final negotiations. When Justin starts explaining the club’s operations, Derek interrupts him and asks him to cut to the chase and share the income statement.
Based on the income they analyze, the sale price seems a little high – so Derek makes a contingent offer stipulating that specific conditions are met before signing a Letter of Intent to Purchase.
